Builder's Warranty Inspection

1-YEAR NEW HOME WARRANTY INSPECTION

Most builders offer a 1-Year New Home Warranty on the materials and workmanship of a new home. I’ll come out during the 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items. We recommend scheduling your home warranty inspection at the beginning of the 11th month. This will give you the time you need to coordinate and discuss our Professional report with your new home warranty provider. Waiting until the last minute can force home buyers into a disadvantaged negotiating position. Unfortunately, some warranty providers happily charge for their warranties, but are less enthusiastic about paying up.

Your one year builders warranty will expire usually within the first year after closing

Many times the one year warranty expiration marks the final opportunity to identify, document, and inform your Builders of items that need repair or adjustment. All safety hazards, repairs, and adjustments should be professionally documented BEFORE your Builder is relieved of their responsibility under the one year warranty. Once you have your home inspected by our professional, licensed, and certified home inspection company and you receive our written report, you will have the knowledge and documentation to discuss any home problems with the quality of the materials or the workmanship with your Builder. Educated homeowners stand a better chance of getting the Builder to correct those items that need repair which is why 1-Year Builder Warranty Inspections are so important. We will thoroughly inspect your new home and develop a list of warranty issues that may be covered by your Builder. Our detailed and thorough inspections can reveal items that are safety hazards or are not performing their intended function. Protect your investment and call us to schedule your warranty inspection. Time is running out and once the anniversary of closing on your new home has passed, you are on your own in most cases. Please give us an opportunity to help you.
